With rising cost of real estate and increasing inflation, crores of Indians are struggling to buy their first home. Their hopes dashed, their dreams remain unfulfilled. The government realized this dire situation and launched an ambitious scheme to help the needy and the homeless – the Pradhan Mantri Awas Yojana (PMAY). Launched in 2015, the project has been helping them realize their dream of becoming a homeowner ever since.

PMAY helps the homeless in many ways. It includes offering subsidies and interest rate benefits on home loans. It also offers financial assistance to eligible buyers. If you’re a first-time homebuyer, understanding PMAY can help you save lakhs of rupees on your home loan. Here’s a detailed breakdown of how the scheme works, who qualifies, and how to apply.

What is PMAY?

PMAY is a central government initiative aimed at addressing one of India’s biggest challenges today — the need for affordable housing. The project aims to provide affordable housing to all eligible citizens, particularly those from Economically Weaker Sections (EWS) and Low & Middle Income Groups (LIGs & MIGs).

It comes with two major streams:

  1. PMAY-Urban (PMAY-U): PMAY-U targets affordable housing in cities and urban settlements.
  2. PMAY-Gramin (PMAY-G): PMAY-G aims to achieve affordable rural housing objectives. It comes under the Ministry of Rural Development.

The scheme offers:

  • Interest subsidies of up to ₹2.67 lakh on home loans.
  • Financial aid for constructing or renovating homes.
  • Giving priority to women, SC/ST, EWS (economically weaker sections) and LIG (low income groups) beneficiaries.

Who is Eligible for PMAY?

PMAY targets economically weaker sections (EWS), low-income groups (LIG), and middle-income groups (MIG). Eligibility depends on annual household income. The following table explains how it works:

Additional Eligibility Criteria:

To make this scheme a success, the government has expanded the scheme to include other needy sections too. The eligibility criteria is as follows:

  • First-time homebuyers: Those who have no ownership of a pucca house in India are also eligible to apply for this loan or financial assistance.
  • Women ownership: It’s mandatory for EWS and LIG in urban areas. So, the house must be in the name of adult female member or in joint name
  • Citizens of a notified area: Property must be in a notified city for PMAY-U.

How Does the PMAY Subsidy Work?

The subsidy directly affects your EMI burden. This is how it works. As soon as it’s released, it’s credited to your home loan account. It reduces your principal amount and with the rescheduled loan, it also reduces your EMI burden.

Example:

Ramit Chaddha, a first-time buyer from Pune saved ₹2.6 lakh through PMAY in 2023. He applied for a loan amount of ₹20 lakh. The subsidy granted was 6.5% for EWS, so a subsidy of ₹2.67 lakh was credited back into his home loan account.

It reduced the effective loan from ₹20 lakh to ₹17.33 lakh. It led to a reduced EMI & more savings for Ramit on the interest paid.

How to Apply for PMAY?

You can apply for PMAY online or through a bank or housing finance company.

Option 1: Online Application

  • Submit income proof, Aadhaar, and property papers.

Key Benefits of PMAY

Here are the chief benefits of PMAY you can avail.

  • Reduced EMIs: Government subsidy lowers the monthly instalments and ultimately reduces the overall loan burden of the applicant.
  • Women Empowerment: The government encourages female ownership through PMAY, so it grants them more benefits.
  • Affordable Housing: There is a huge demand for affordable housing these days and PMAY helps you get access to budget-friendly homes.
  • Tax Benefits: Now, the scheme beneficiaries can get additional deductions under Section 80C & 24(b).

Benefits Under Section 80C & 24(b):

If two individuals such as husband and wife apply for a home loan jointly, each borrower can claim deduction on home loan interest up to Rs 2 lakh under Section 24(b) and tax deduction on the principal repayment up to Rs 1.5 lakh under Section 80C. This doubles the amount of deductions available when compared to a home loan taken by a single applicant.

Common Mistakes to Avoid

Here are the common mistakes you should avoid when applying for a loan under the PMAY scheme.

  • Not checking eligibility: Before you apply for PMAY, ensure you’re properly qualified and possess income & property documents. It will reduce your application’s chances of rejection.
  • Delaying application: Delaying your application can lead to its rejection as subsidies are limited; so, apply early.
  • Ignoring the CLSS component: Credit-Linked Subsidy Scheme (CLSS) is the most beneficial part, so don’t ignore it.
